What’s planned?

The proposed 71-bedroom care home will provide modern, high-quality residential care and will help address a significant shortfall for this type of facility in the local area.

The new care home will replace the derelict former Fire Station buildings. It will provide:

  • A three and four storey care home with 71 bed rooms with full en-suite wet room facilities
  • A secure, private enclosed garden for residents
  • A car park to the south of the site with 22 spaces, including EV spaces
  • Comprehensive landscaping and significant improvements to the existing landscaping, including retaining three existing trees to the north and introducing generous planting along the southern boundary with Falcon House
  • A refuse store
  • A dedicated substation on site to supply the proposed care home, located at a suitable distance from residential properties and with appropriate screening
  • A new feature brick boundary wall along the main Town Lane frontage
  • Vehicle and pedestrian access from Town Lane

Why here?

The site area and configuration allow for the development of a well-designed, modern care home. Analysis of local demand shows that there is a significant shortfall of 270 market standard, wet room care bedrooms within a two mile radius of the site.

The site has been vacant since 2019 and was marketed for redevelopment in 2025. It is in a residential area with a range of services and amenities nearby including Ashford Hospital, Tesco Extra and local shops and facilities nearby. The site is in a sustainable location benefitting from strong transport links, providing good access for staff, visitors and deliveries. The A30 and M25 are close by, Ashford and Staines railway stations offer direct services to London Waterloo in under 40 minutes, and several bus routes connect the area with nearby towns.
